This elegant, traditional and solid farmhouse is located in the vicinity of the beautiful Città della Pieve, close to Chiusi and facing Cetona. The historic core of the property dates back to the end of the 19th century and was extended about 50 years later. In the 2000s it was – in part – completely renovated, including the roof. A small area of the ground floor has been left unfinished with the possibility of making comfortable personal subdivisions.

A few kilometers from the center of Città della Pieve there is a stretch of white road (approx. 300 m) leading to the farmhouse. Here is the elegant property, divided into three floors, plastered, but with many markings made by the historical bricks of the openings and the typical oval windows of the attic. The land around the villa is a small park with many mature trees, such as oaks, holm oaks, and also brooms.

The property has been divided internally into two completely autonomous units, but with a small opening on the existing door could be connected again. On entering the main unit there is an entrance hall which gives access to a sitting room with a wood fireplace and to one side of this sitting room there is a comfortable kitchen. We have a further convenient opening to the outside.
On this floor, there is also a bathroom and laundry room. On the ground floor, there is also a fund that contains the pellet boiler and old wood oven that was used to bake the weekly bread. The living room leads to the upper floor where there is an office/lounge area, two double bedrooms, a bathroom with a romantic bath. At the end of the corridor on the same floor, a door could be opened to connect the entire first floor of the property. The ground floor has porcelain/cotto floors and the first floor a beautiful solid wood floor. The second unit is also accessed from the ground floor with a comfortable natural stone staircase, and you get to the first floor where we have bright living room/kitchen with three large windows, two double bedrooms, a bathroom, and a utility room. The staircase leads up to the comfortable attic, used as a storage room, but where there are already installed water connections and drains, for possible bathroom/kitchen.

Utilities

The property is heated with a pellet boiler, there is also an LPG tank. We have communal water as well as two rainwater recovery tanks. The property is connected to a fixed telephone and internet. From the side road, there is access to the remaining part of the land which is mainly woodland. Total land/park for sale approx. 4.5 hectares. In the park, in a steep area, there is also an ancient cave carved into the tuff, but currently not accessible.
