Le Braci
Terni-San Venanzo-Umbria

Perched on an incredibly panoramic and sunny ridge, close to an ancient medieval castle, stands this exquisitely restored farmhouse of over 700 sqm – with swimming pool – currently used as a restaurant and tourist accommodation, but which also lends itself well to being used as a large private residence.
Casale Le Braci is characterized on the ground floor by spacious rooms, divided into a living room, kitchen with auxiliary rooms, bathrooms and a splendid panoramic veranda overlooking the green Umbrian hills. The first floor houses 7 bedrooms, each with its own en-suite bathroom, while the second floor is currently in an advanced unfinished state, with the possibility of creating further rooms with en-suite bathrooms or an independent flat.

Le Braci is a traditional farmhouse that has been renovated/rebuilt with excellent materials. It is accessed via a well-maintained ‘white’ road, just 400 meters long. The property is perched on a ridge with a splendid view over the middle Tiber valley, as far as reaching the city of Perugia.
The outdoor spaces, measuring approximately 7000 square meters, are characterized by an alternation of manicured garden areas, paved areas, pathways, steps, lawns, portions left in their natural state and ample parking spaces. The 5×12 m swimming pool, surrounded by an extensive lawn area and located in a highly panoramic position, is located below the farmhouse.
The architecture of the building is quite imposing, with staggered levels to follow the conformation of the land.
Entering the house The ground floor is completed by storerooms, ancillary rooms, a pantry, guest bathrooms and a spacious and conveniently equipped kitchen.
At present, the ground floor is used as a restaurant; if the new buyer does not want to deal with catering but prefers to focus on receptivity instead, the current owners are willing to rent the part related to the restaurant.
For those who are not interested in conducting a hospitality business, it is possible to redesign the existing spaces quite easily, making the rooms on the ground floor into important reception rooms.
An internal staircase leads to the first floor, consisting of 7 bedrooms, each with its own bathroom. This level is also accessible from outside, directly from the upper part of the garden.
The second floor has not been completed and is currently in an advanced unfinished state, with internal subdivisions already made, windows fitted, and wiring and pipes already passed. The current layout could be altered, making a variation on the initial plan, which was to add 5 more bedrooms with en-suite bathrooms, as well as a 3-room flat, comprising living/dining room, 2 bedrooms and 1 bathroom.
There is room to insert a possible lift, so that any architectural barriers can be eliminated. The second level is however independently accessible from the outside, giving the structure great flexibility of use.

State of repair

Casale Le Braci underwent extensive anti-seismic renovation work in 2004-2006, with the demolition and reconstruction of the old ruin, recovering its materials.
Externally made of exposed stone, Le Braci enjoys the undoubted advantage, compared to many other traditional buildings, of having large windows and glassed surfaces, which give the rooms a high degree of brightness.
The windows are all made of wood with double glazing, the floors are handmade terracotta, and the ground floor ceilings have wooden beams and terracotta tiles. During 2022 many improvements and finishing works were carried out, which have given the rooms on the ground floor their current elegant and refined appearance.

All utilities are present. Heating via 2 gas boilers.

Use and Potential Uses

Casale Le Braci is currently designated as an agritourism; the first floor is utilised as the main dwelling of the owners, while the ground floor is used as a restaurant.
It lends itself to a variety of uses, either as a private home, by carrying out a change of designated use, or as an accommodation business; by completing the second floor, a further 6/7 bedrooms could be created, to arrive at a total sleeping capacity of 14 bedrooms,; alternatively, an independent flat could be created.
The current owners could agree on continuing running the restaurant, if of interest to the buyers, against payment of a monthly rent.
