Le Braci is a traditional farmhouse that has been renovated/rebuilt with excellent materials. It is accessed via a well-maintained ‘white’ road, just 400 meters long. The property is perched on a ridge with a splendid view over the middle Tiber valley, as far as reaching the city of Perugia.
The outdoor spaces, measuring approximately 7000 square meters, are characterized by an alternation of manicured garden areas, paved areas, pathways, steps, lawns, portions left in their natural state and ample parking spaces. At present, the ground floor is used as a restaurant; if the new buyer does not want to deal with catering but prefers to focus on receptivity instead, the current owners are willing to rent the part related to the restaurant.
For those who are not interested in conducting a hospitality business, it is possible to redesign the existing spaces quite easily, making the rooms on the ground floor into important reception rooms.
An internal staircase leads to the first floor, consisting of 7 bedrooms, each with its own bathroom. This level is also accessible from outside, directly from the upper part of the garden.

State of repair

Casale Le Braci underwent extensive anti-seismic renovation work in 2004-2006, with the demolition and reconstruction of the old ruin, recovering its materials.
Externally made of exposed stone, Le Braci enjoys the undoubted advantage, compared to many other traditional buildings, of having large windows and glassed surfaces, which give the rooms a high degree of brightness.
The windows are all made of wood with double glazing, the floors are handmade terracotta, and the ground floor ceilings have wooden beams and terracotta tiles. During 2022 many improvements and finishing works were carried out, which have given the rooms on the ground floor their current elegant and refined appearance.

All utilities are present. Heating via 2 gas boilers.


Use and Potential Uses

Casale Le Braci is currently designated as an agritourism; the first floor is utilised as the main dwelling of the owners, while the ground floor is used as a restaurant.
It lends itself to a variety of uses, either as a private home, by carrying out a change of designated use, or as an accommodation business; by completing the second floor, a further 6/7 bedrooms could be created, to arrive at a total sleeping capacity of 14 bedrooms,; alternatively, an independent flat could be created.
The current owners could agree on continuing running the restaurant, if of interest to the buyers, against payment of a monthly rent.

Location

Casale le Braci is located in the municipality of San Venanzo, but only 3 km from the centre of Marsciano, situated in the middle Tiber valley between Todi and Perugia and 7 km from the E45, the main road connecting southern and northern Umbria.
Marsciano is a fairly important commercial town and offers all the main services. The central and fortunate position of the farmhouse is ideal for visiting the entire Umbria region.
The view is marvelous, free of disturbing elements; the farmhouse enjoys excellent privacy, although it is not isolated.
