In the most antique district of the town of Orvieto, set on the Cliff overlooking the valley and the surrounding hills, we find “Domus Magnifica”. It consists of an eleventh-century tufa building that dominates the western side of the Cliff, with panoramic garden and wide windows that offer marvellous panoramic views of the surrounding countryside. A real plunge into history, a place full of splendour that charms for its architectural structure and its absolutely unique position: Domus Magnifica was first designed in 1264 as Romanic church, then the work stopped due to the beginning of the construction of Orvieto Cathedral. Within this treasure chest of history, a solid steel structure of more than 1.000sqm on 4 levels has been realised, in order to allow the optimal use of the spaces. The complex was restored in 1977.
In the basement, we find a large reception hall, bathrooms and several accessory rooms. At ground floor, characterised by a wide window with Gothic arch that illuminates all the building, we have one of the 3 rooms used for the events, the professional kitchen, the bathroom and some accessory rooms. Going up a few steps, we reach the upper level, where we find wide multipurpose areas. On the top level we have the main living room, which can host up to 160 seated guests. The building is provided with lift and dumbwaiter too.
The property includes about 1.500sqm of garden, a pizzeria of about 70sqm to be restored and two grottoes to be restored for a total area of about 400sqm.


State of repair

The original 1200 structure is in tufa rock and boasts high windows and prestigious capitals, perfectly preserved and inserted in a modern and functional layout. The major restoration intervention was carried out in 1977, but the pavements and the systems have been renewed and updated during the next years. In the basement, we have cotto pavements, at ground floor single-fired tiles and on the upper floors laminated pavements.


Utilities

The property is provided with the necessary utilities. The water supply is granted by the town aqueduct; the heating system consists of convector heaters fuelled by methane. There are also 3 boilers purchased in 2018. The electric system was renewed in 2016 and is functioning. The property boasts double-glazed metal windows.
